O U R   ASSOCIATION

Wheatlands Homeowners Association (HOA) is a master association with 991 homes including
557 single family and 434 townhouses in Aurora, Illinois.  We are located in Will and
Kendall count
ies on the east side of Aurora, Illinois.  PreK-12 students living in our HOA will attend
Community Unit School District 308, the seventh largest school district in the state of Illinois.​

The HOA Board works on your behalf to keep our community beautiful and performs other duties as specified in the HOA Declaration. The HOA Board supports the community in maintaining the ponds, fountains, lights, monuments, grounds (mowing, mulching), to trim/remove/replace trees, to update gardens in common areas and pay for electricity and seasonal decorations. We also support community activities such as the HOA community garage sale and the Movie Under the Stars night.

In 2024 we had to raise assessments for the first time in over 20 years. Unfortunately, to keep up with costs, we had to raise them again for 2025. The HOA Board has worked very hard to refine our contracts and ensure that we are spending money in the best way. We are now pleased to inform you that there will be no assessment increase for 2026. However, given costs increasing across the board in 2026, we will likely have another increase in 2027.  We start the budget preparation process in August.

Assessments for the Wheatlands HOA will remain to be paid annually on January 1st. As always, all assessments will be mailed to homeowners the first week of December. 
 
The assessment mentioned above due to the The Wheatlands is in addition to the monthly assessments paid to sub-associations (Associa and First Service) if you live in the town homes in Ogden Pointe, Summit Fields, or Harvest Run which are contained within the Wheatlands.

August Meeting – OPEN – August 19th – Determine 2027 Budget
September Fall Meeting – OPEN – PROPOSED BUDGET PRESENTATION TO HOMEOWNERS – September 16th
October Meeting – OPEN – October 21st
November – No Meeting
December Budget Approval Meeting – OPEN – HOMEOWNERS APPROVE FINAL BUDGET FOR 2027 – December 2nd

Meetings will be held virtually with meeting links posted here and via physical signage.
