2026 Assessments

No increase for 2026

In 2024 we raised assessments for the first time in over 20 years, and again for 2025 to keep up with costs. The Board has worked hard to refine contracts and spend wisely, and there is no assessment increase for 2026.

For 2027, the Board has proposed a 10% increase because of rising costs. The draft budget will be shared with homeowners in November, and the final vote is at the December 2 budget meeting. Send questions to the Board before then.

Assessments are paid annually, due January 1. Bills are mailed to homeowners the first week of December.

Townhome owners in Ogden Pointe, Summit Fields or Harvest Run also pay monthly assessments to their sub-association (Associa or FirstService). That is separate from the Wheatlands assessment.

About the association

Wheatlands Homeowners Association is a master association located in Will and Kendall counties on the east side of Aurora, Illinois. PreK–12 students attend Community Unit School District 308, the seventh-largest school district in Illinois.

The Board works on your behalf to keep the community beautiful: maintaining ponds, fountains, lights, monuments and common grounds; caring for trees and common-area gardens; and supporting events like the community garage sale and Movie Under the Stars.

Updates from the Board

  • Communication In progress Updated

    The Board is putting new initiatives in place so residents get timely, relevant information.

  • Governing documents review In progress Updated

    The Declaration dates to 1998 and is being revised to reflect current Illinois law. The Board is reviewing the attorney’s draft alongside declarations from neighboring communities. Want to give input? Email the Board at wheatlandshoa@gmail.com.

  • Short-term rentals Done Updated

    The Board took action on the short-term rental (Airbnb) in the neighborhood. A Short-Term Rental Resolution has since been signed.

  • Monument repair In progress Updated

    Repair is underway. A contractor has been selected for both the stone and wrought iron work, and the at-fault driver’s insurance is covering the cost. The Wheatlands sign was taken down to protect it and will go back up once the monument is restored. Completion is expected around mid-November.
